TERMS & PRIVACY

The property is leased pursuant to art. 1 – paragraph 2 – lett. C) of the law of 9 December 1998 n. 431, in order to satisfy temporary housing needs exclusively for tourist purposes.

1. BOOKING

The reservation is to be considered definitively confirmed only upon receipt of the “written confirmation” which will be sent immediately after receiving the deposit.

2. PAYMENT

The deposit to be paid for the reservation is equal to the cost of the first night. During the high season (1 June – 30 September), the landlord may request that the total deposit paid (including the first night’s stay) be integrated for a total value of 50% of the total rent. The balance of the rent must be paid upon arrival, together with the collection of the apartment keys.

3. CANCELLATION

If the tenant has paid an amount higher than the cost of the first night and is forced for legitimate reasons to cancel his / her reservation, he/she must give written notice at least 30 days before the scheduled arrival date. In this case the greater amount paid will be returned. For no reason will the deposit relating to the cost of the first night be returned.

4. ARRIVAL

Key collection will take place only after payment of the balance. The property is considered available for delivery from 15.00 on the day of arrival (unless otherwise agreed), while the return must be made no later than 10 am 00 on the day of departure. In the event that the tenant fails to collect the keys and to pay the simultaneous balance of the amount due, the contract will be considered terminated, and the deposit will be retained. Upon arrival, the identity documents of all the people who will occupy the apartment must be shown for registration.

5. ACCOMMODATION RULES

The stay or the use of the apartment together with the condominium services by a number of people higher than the one agreed upon will result in the termination of the contract, pursuant to art. 1456 of the Civil Code and the obligation to pay the entire amount of the fee agreed to the landlord as a penalty pursuant to art. 1382 c.c. The conductor undertakes to scrupulously observe the condominium regulations, in particular the rules relating to quiet. Should serious non-compliance emerge, the lease will be considered terminated with immediate effect. The sublease is forbidden. No smoking inside the apartment. Pets are not accepted (even small ones). Guests are asked to leave the kitchen clean

6. EQUIPMENT OF THE APARTMENT

The apartment is delivered fully furnished and equipped with independent heating system, air conditioning system, kitchen (equipped with dishes, pans, pots, refrigerator, freezer, electric oven, microwave oven, electric kettle) washing machine, tv, wifi internet, iron and ironing board, hairdryer. Linen (sheets and towels), tablecloths and tea towels are provided.

7.CAUTION

The conductor undertakes to take the utmost care of the apartment and of the domestic appliances (dishes, refrigerator, mattresses, etc.). Any breakages or damage to objects must be reimbursed. To guarantee punctual compliance with the above and the commitment to leave the apartment in order, the tenant will also pay the lessor Euro 50.00 (fifty / 00 ) as a non-interest bearing security deposit. This sum will be returned to you at the time of the return of the keys, subject to verification of the condition of the furnishings and the order of the apartment. In case of early departure or during the night the deposit will be sent by bank transfer, paypal or postal order ( deducting the shipping costs) always after checking the status of the furnishings and the order of the apartment.

8. DETAILS OF COSTS

Prices include all electricity, gas, heating, water, internet wi-fi, bed linen and towels. Children up to 4 years free if they sleep in a room with two adults. Available on request: baby high chair, baby camping bed.

9. DEPARTURE

The apartment must be vacated by 10.00 am on the set day. The departure must take place in the scheduled time in order to allow the personnel in charge to check the maintenance status. No sum will be due in return in case of return of the keys in advance of the expiry date of the lease. Any extension of the lease must be agreed with the landlord and subject to availability of the property.

10. DISPUTES Any dispute that may arise in connection with the rental contract will be settled amicably. If the friendly composition is not reached, the dispute will be resolved at the Court of Barcelona P.G.

11. PRIVACY

In accordance with the Legislative Decree n. 196/2003 on the “Code regarding the protection of personal data”, we inform you that the personal data entered in the booking form will be treated in compliance with this law, only and exclusively for the purposes related to the return of the booking service and sending material advertising. On May 4, 2016 the new General Data Protection Regulation (GDPR, General Data Protection Regulation – EU Regulation 2016/679) was published in the Official Journal of the European Union, which is effective from May 25, 2018 The privacy code is therefore no longer effective with regard to all the regulations in contrast with the new general EU regulation. The compilation and sending of the booking confirmation express the client’s consent to the processing of personal data contained in the form for the above purposes.
